Who we are

Madeira Real Estate is an independent publication run from Madeira. The editor is Portuguese-native, lives on the island, and comes from a publishing background rather than real-estate brokerage. We intentionally do not hold an AMI licence - we don't sell property, don't earn commission on transactions, and don't list inventory. Our job is to research the bureaucratic, tax, and legal surface that shapes a Madeira property purchase, and to point you at professionals who can execute on it.

Why this exists

The incumbent options on page one of Google are local agencies (who can't credibly publish buyer-side regulatory content because they sell properties), mainland Portuguese advisory sites (who ignore island-specific rules like the regional +20% IMT, the 30% IMI discount, or parish-level AL zoning), and international portals (impersonal, commission-seeking, no advisory content). The end-to-end foreign-buyer journey for Madeira specifically has no owner. That's the gap this site fills.

How we work

Every regulatory and tax page is dated, cites primary sources, and names the statute it derives from (Law 56/2023, DL 10/2024, DL 76/2024, IFICI Article 58-A EBF, Construir Portugal 2026). Calculators are reviewed by a Portuguese property lawyer before going live. Municipality pages require at least one on-site field visit before publication. We maintain a transparent Regulatory Update Log: whenever a rule changes, the affected pages are re-dated and the log entry explains what moved.

How we make money

Our primary revenue is lead-gen referral fees from Madeira property lawyers, mortgage brokers, fiscal advisors, AL property managers, and architects. When you engage a vetted professional through our directory, they may pay us a referral fee. This never increases your cost, is always disclosed, and does not influence who we vet: we vet professionals based on track record, client feedback, language capacity, and responsiveness - not on what they're willing to pay. We also offer paid featured-listing placements in the directory, which are clearly labelled. We do not accept payment for editorial coverage. Ever.

Trust and accuracy

If you find a factual error, email hello@madeirarealestate.org. Corrections are published on the affected page with a dated edit note. If we've cited the wrong statute or misread a decree, we fix it within 48 hours and re-date the page. If you're about to sign something, always verify with your own Portuguese property lawyer - our content is informational, not legal or fiscal advice.

Important notice - AMI licensing. We are not a licensed real-estate broker and do not hold an AMI licence. We do not list or broker property. We refer buyers to independently vetted licensed professionals.
