What the site is

Madeira Real Estate is an independent, editorial research site for people considering buying property in Madeira, Portugal. We publish guides, calculators, municipality profiles, and a vetted directory of professionals. We are not a licensed real-estate broker, we do not hold an AMI licence, and we do not list or broker property. We refer readers to independently vetted licensed professionals.

Not legal or fiscal advice

Everything published on this site is informational and is not a substitute for personal legal, tax, or fiscal advice. Portuguese property law, tax law, and regulatory framework change frequently. Before acting on any information read here - especially before signing a CPCV or transferring funds - you must consult a qualified Portuguese property lawyer and your own fiscal advisor. Madeira Real Estate accepts no liability for decisions taken in reliance on this content.

Accuracy and updates

We maintain a Regulatory Update Log and re-date any page affected by a rule change. Calculators are reviewed by a Portuguese property lawyer before going live. Even so, data may become stale between updates, and we may miss things. If you spot an error, email hello@madeirarealestate.org and we will correct it.

Intellectual property

All editorial content - copy, calculators, maps, directory curation - is our intellectual property. You may quote short passages with attribution and a link back. You may not republish substantial sections, scrape the site, or use the content to train a commercial AI model without written permission.

Third-party links

The directory links to independent professionals; linking is not an endorsement by them of our site, nor do they guarantee outcomes for you. External links (to statutes, Portal das Finanças, Diário da República, municipal câmaras, etc.) are provided for convenience; we do not control those sites.

Governing law

These terms are governed by Portuguese law. Any dispute will be resolved in the courts of Funchal, Madeira. If any provision of these terms is held unenforceable, the remaining provisions stay in force.
