Every guide, calculator, map, and directory entry on this site is published as independent editorial research. It is not individualised advice for your situation. Your circumstances - residency, nationality, income source, property type, municipality, financing - materially change which rules apply. Always cross-check with a qualified professional.
Regulatory currency
Portuguese property law, tax brackets, and municipal regulations change frequently. Alojamento Local rules moved in DL 76/2024. The NHR regime was replaced by IFICI in January 2025. The Golden Visa real-estate route was terminated by Law 56/2023. Funchal suspended new AL licences in August 2025. The Construir Portugal 2026 budget introduced new IMT rates for non-residents. We update affected pages as quickly as we reasonably can, and we publish a Regulatory Update Log. Even so, information may be out of date - always check the "last updated" date on the page and verify with your lawyer.
Not a licensed broker (AMI)
We do not hold an AMI real-estate brokerage licence and we do not broker, list, or sell property. This is an intentional choice to keep our buyer-side editorial independent of any sales channel. If you need brokerage, the directory of vetted professionals will refer you to an AMI-licensed agent when relevant.
Calculator and data accuracy
Our IMT calculator, rent-vs-buy calculator, yield modeller, and AL licensability map reflect our best current reading of published rules. Calculators are reviewed by a Portuguese property lawyer before going live, but they are still simplifications. Edge cases (ARU exemptions, partial IMT Jovem qualification, non-resident mortgage particulars, heritage-listed building rules, DL 10/2024 pre-1951 licensing, subrogation risks) require individual review. Calculator outputs are estimates, not binding numbers.
Referral disclosure
Our primary revenue is lead-gen referral fees from Madeira property lawyers, mortgage brokers, fiscal advisors, AL property managers, and architects listed in our directory. When you engage a vetted professional through our directory, they may pay us a referral fee. This never increases your cost. It does not influence who we vet: vetting is based on track record, client feedback, language capacity, and responsiveness - not on willingness to pay. We also offer paid featured placements in the directory; those are clearly labelled. We do not accept payment for editorial coverage.
