Privacy Policy

This Privacy Policy explains what personal information Madeira Real Estate collects, how we use it, how long we keep it, and the rights you have under the EU General Data Protection Regulation (GDPR) and Portuguese data-protection law.

Who is the data controller

The data controller is the editorial team behind Madeira Real Estate, operating from Madeira Island, Portugal. For any data-protection request, email hello@madeirarealestate.org.

What we collect

We collect only what we need to run the site. That includes: your email address if you sign up for our newsletter or download a lead magnet, the message you send us if you use the contact form, and anonymous usage statistics through Google Analytics 4 (aggregated page views, referrer, country, device type - no cross-site identifiers without your consent). We do not collect sensitive data, and we do not buy or sell contact lists.

Why we collect it

Email addresses are used to deliver the content you asked for (newsletter, lead magnet, nurture sequence) under the lawful basis of consent (GDPR Art. 6(1)(a)). Contact-form messages are used to respond to your enquiry (legitimate interest, Art. 6(1)(f)). Analytics data is collected with your consent (via the cookie banner) to understand which pages are useful and improve them.

Third-party processors

Forms are processed by Netlify Forms (form submissions are stored in the Netlify dashboard and may be forwarded to an email provider). Analytics runs on Google Analytics 4. Hosting is provided by Netlify. If we add a newsletter service (e.g. MailerLite, Buttondown, Kit), this page will be updated before any contact data is transferred.

Retention

Newsletter and lead-magnet emails are retained until you unsubscribe. Contact-form submissions are retained for 24 months after the last interaction, then deleted. Analytics data is retained for the default Google Analytics 4 window (14 months).

Your GDPR rights

You have the right to access, rectify, erase, restrict, object to, and port your personal data. To exercise any of these rights, email hello@madeirarealestate.org and we will respond within 30 days. You may also lodge a complaint with the Portuguese data-protection authority (CNPD - Comissão Nacional de Proteção de Dados) at cnpd.pt.

Cookies

We use strictly-necessary cookies for the site to function, and analytics cookies only after you consent via the cookie banner. You can withdraw consent at any time by clearing your browser's site data for madeirarealestate.org.

Changes to this policy

If we update this policy, the "last updated" date at the top changes and - for material changes - we will notify newsletter subscribers by email. Your continued use of the site after a change constitutes acceptance of the updated policy.
