This is the single most important professional engagement in a Madeira property purchase. The lawyer sits on your side of the table, runs the due diligence the notary does not, reads the CPCV clause by clause, and manages the document-delivery choreography between seller, bank, câmara, and notary.

Fees on a €300,000–€600,000 purchase typically land at €1,500–€4,500 plus disbursements (certidões, registry fees, courier). Premium transactions (€1M+ luxury, IBC Madeira wrappers, co-ownership complications) price by the hour and can run to €8,000+. Pay it anyway. Deposit losses and subrogated-debt surprises cost more.

  • What is your position on reservation fees? Do you escrow through your client account?
  • Have you done CPCVs with DL 76/2024 AL-transfer clauses? Can you walk me through one?
  • What happens if a condominium AL-veto vote is called between CPCV and escritura?
  • How do you price the work - hourly, fixed-fee, or percentage of purchase price?
  • Do you represent sellers in Madeira too, and if so how do you avoid conflicts on my deal?
