Madeira property lawyers
Law firms in Madeira that take on property work, each checked against the Ordem dos Advogados register and at least two other public sources. Nobody pays to be listed.
This is the single most important professional engagement in a Madeira property purchase. The lawyer sits on your side of the table, runs the due diligence the notary does not, reads the CPCV clause by clause, and manages the document-delivery choreography between seller, bank, câmara, and notary.
Fees depend on the price, the complexity and how the firm bills: by the hour, a fixed fee, or a percentage of the price. Ask for the fee and the disbursements (certidões, registry fees, courier) in writing before you engage. Pay it anyway. Deposit losses and subrogated-debt surprises cost more.

- ·An office in Madeira, confirmed by at least two independent public sources: the firm's own site, embassy lists of lawyers, company registers
- ·Property work, as the firm itself describes it
- ·Languages only as the firm's site or an embassy list states them
- ·Not checked yet: client references, track record, fees and response times. Ask the questions below before you engage, including whether the firm also acts for sellers or developers.
Questions to ask before engaging
- Can you run the Certidão Permanente, Caderneta, and AT debt check before we sign the CPCV, and re-check 60 days before escritura?
- How do you handle the DL 10/2024 licença de utilização verification burden that now sits with the buyer?
- What is your position on reservation fees? Do you escrow through your client account?
- Have you done CPCVs with DL 76/2024 AL-transfer clauses? Can you walk me through one?
- What happens if a condominium AL-veto vote is called between CPCV and escritura?
- How do you price the work - hourly, fixed-fee, or percentage of purchase price?
- Do you represent sellers in Madeira too, and if so how do you avoid conflicts on my deal?
